Detached living and outdoor area completed by SWBG

Granny Flats

Well-planned secondary dwellings, built for family, flexibility or additional income.

What's involved

Self-contained granny flats designed to make better use of your property — whether for extended family, additional income, a home office or greater flexibility.

A well-planned granny flat should feel like a proper home, not an afterthought. We consider layout, natural light, storage, privacy and how the secondary dwelling relates to the existing home and outdoor areas.

Before design or construction begins, we assess the property including lot size, access, setbacks, services, trees and available space to understand what's achievable and identify potential constraints early.

Depending on where your project is up to, we can assist with design, engineering, CDC or DA approvals and certification, or work from existing approved plans and documentation.

We also investigate water, sewer, stormwater, electrical and other service requirements, along with site access for excavation, deliveries and construction.

Once construction begins, SWBG coordinates the trades, suppliers and consultants through to completion and handover, with weekly progress updates throughout the build.

Questions, answered

Granny Flat FAQs

Can you tell me if a granny flat will work on my property?

Yes. We can assess the property, available space, access, services and relevant planning requirements to help determine what's achievable before progressing too far with design.

Do I need council approval for a granny flat?

An approval pathway will generally be required. Many eligible secondary dwellings may be approved through Complying Development (CDC), while others may require a DA. We can assess the property and help coordinate the appropriate approval process.

How large can a granny flat be in NSW?

Secondary dwellings are commonly subject to a maximum floor area of 60m², although the applicable controls and approval pathway depend on the property. We confirm the site-specific requirements as part of the planning process.

Can I rent out my granny flat?

A compliant secondary dwelling can generally be used for residential accommodation, but the requirements applicable to your property and proposed use should be confirmed as part of the approval process.

How are water, sewer, power and stormwater connected?

We investigate existing services and potential connection routes during planning. Requirements can vary depending on the property and may involve new connections, trenching, drainage works, electrical upgrades or other infrastructure.

Can you build a granny flat if backyard access is tight?

Often, yes. Restricted access can affect excavation, machinery, deliveries and construction methods, so we assess access early and plan the works accordingly.

Can you handle the design, approvals and construction?

Yes. Depending on where your project is up to, we can assist with design, engineering, approvals and certification through to construction and handover. If you already have approved plans, we can also review the documentation and discuss building the project.
